Repairs generally “fix” the property back to normal, and are therefore deductible as an expense.
Extensive repairs beyond “fixing” are considered improvements and are not immediately deducted.
However, improvements are added back to the basis and depreciated separately, and can be more beneficial because they add more value to the property.
