Even in the worst recession since the 1930s, investors are still finding ways to fix up decrepit houses and later sell them for a profit.

The business plan is a little different from the peak of the housing market, of course, when steadily rising home values meant any renovated shack could fetch a higher value just months later. Instead, investors have a new focus: short sales.

Darrell Kucan, right, and Imran Clark, of Kucan & Clark Partners, specialize in “flipping” short-sale houses. They agree to buy the properties from the bank at a low price, fix them up, try to sell them quickly at a higher price.
