Land banking or land investment has had staggering returns for investors before the great recession. Land and real estate investments have always played significant role in portfolios of wealthy. Due to the great recession, land speculators are stuck with vacant land. In Las Vegas about half of the commercial mortgage defaults were for vacant land.
New fortunes will be made as the land values bottom out and stabilize. As with any potential investment, land prices determine the return. Since downward trend in prices in some areas is not expected to reverse soon, a real estate investor acquiring land today should account for a three to five year holding period.
