Real Estate Investors and Landlords can find good deals in foreclosures with hard work. The reason a good foreclosure deal is hard work as most of the real estate properties are upside down where the loan amount is much larger than the value of the property. The key is to find a real estate property that has significant equity before the foreclosure process.

Many cash rich real estate investors look for properties at foreclosure auctions and pay cash for these properties. It is hard to get loans from typical financial institutions to purchase an investment property at an auction. This is the reason auctions attract professional real estate investors. These professional real estate investors and landlords tap into their network for short-term loans to purchase properties in an auction.

The bottom line is that you can find good deals in the foreclosure market, but it takes a lot of knowledge and a lot of hard work and it is probably not a good place to start out as a novice real estate investor or landlord.

Not to justify some of these fees, and at some point some sort of bankruptcy route needs to be available to allow people to modify loans which cannot be paid back, but since the beginning of time people have been borrowing money, not paying it back, pretending that they didn’t understand what was going to happen when they didn’t pay it back, and then claiming a moral entitlement to not have to pay it back. This song is as old as money, and it will continue to be sung for so long as there are debtors.
