Housing market is busier but home prices are still under stress. If you are a seller the good news is that buyers are out buying. The bad news is that you have to be ready to slash your selling price.

Many home buyers this summer are real estate investors who are turning units into rental properties and are managing the rental properties. Many of them are experienced landlords. As a result, rents are falling along with home prices, giving home shoppers less incentive to move from a rental unit to their own home.

The lower end of the housing which had been hit hard by subprime is close to the bottom while the higher-end houses are feeling the pressure and may see more decreases in pricing.
